Tuesday Tour Show-Stoppers XIII

It’s the lucky number 13 edition of Tuesday Tour Show-Stoppers, and what a glorious day it was.  Can I just say that we live in the most beautiful city in the US?  Seriously… touring amazing residences all around the city on a day like today is a privilege, and one of the many reasons I love my job.  The neighborhoods come alive, the homes glow inside and out, and the yards may be experienced in all their glory.

Speaking of yards, there were quite a few doozies out there this week.  The sounds of birds chirping, water trickling from fountains, and the scent of flowers seemed to be the theme of the day.  Sound cheesy?  Maybe so, but I’ll take it.  Beats the mound of paperwork and disclosure packages sitting on my desk, that’s for sure.  Impressionable yards this week included 200 Locust, 3418 Scott, 3648 22nd, and 3870 25th.  But the winner of the “Backyard of the Week Award” goes to… 456 Belvedere in Cole Valley.  This home’s yard features a patio and two worn brick walkways that take you through lush gardens that reach towards the back of the lot.  You’re likely to see a huge variety of perennials, catch whiffs of sweet blossoms, and spot a few hummingbirds.

View of the week goes to 366 Liberty, which is of course located on Liberty Hill.  This unsuspecting home starts  with a humble exterior, but once you set foot inside, prepare to be wowed.  It is truly an impressive house and just gets better and better as you make your way around.  Step out to one of the huge rear decks and enjoy a view of the entire City skyline, bay, and mountains.

Tuesday Tour Show-Stoppers IX

Sunshine and not a cloud in the sky… yes, today was a gorgeous day to be out looking at properties.  We stumbled upon quite a few nice ones on today’s tour.  Eleven homes were rated with 4 stars and four were rated with 5 stars this week.  There were two that we would award 6 stars if we could, but that would be breaking the rules.  More on those later…

But before we get into star ratings, let’s hand out some awards.  The View of the Week award goes to 66 Everson, located in Glen Park.  Nothing else even came close.  With one of the best perspectives of the City we’ve ever seen, 66 Everson literally made us say “holy crap” when we walked out onto the back patio.  Unbelievable views.  The photos just don’t do it justice, but here they are anyway:

And how about the Backyard of the Week Award?  As tempting as it was to give it to 66 Everson for its wooded privacy, lush vegetation, and free-standing greenhouse, we decided to give it to 2209 Scott #1. The lower floor unit of a newly developed 2-unit building in Pacific Heights, 2209 Scott #1 has the kind of backyard that really shines on a day like today.  A combination of patio and grass terrace, this place just begs for a bar-b-que.  The building was developed by a good friend, so we know the craftsmanship is excellent.

Now, on to our ratings.  And before we jump in, we have to tell you that we’ve added a new segment.  In addition to the 4 and 5-star homes of the tour, we’ve included a new section called “Prime Potential”.  These are homes that need a little updating (or a lot) but are located in fantastic areas.  As with all our ratings, bear in mind we are not judging prices.  We are judging what we believe to be good real estate in good locations.  Click on the bold address for more info on any property. Tuesday Tour Show-Stoppers V

We toured a bunch of properties today while trying not to melt in the 80+ degree heat.  Thankfully we came away with 14 properties that made the day worthwhile and, consequently, make our Tuesday Tour Show-Stoppers list.

Our favorite listing this week?  That would be 3041 Laguna in Cow Hollow.  This newly-built home has been fit with modern finishes, 5 decks, soaring ceilings, and a functional– not to mention– stylish layout.  The au pare suite on the lower level is the icing on the cake for this remarkable residence.  A stone’s throw from Union and Chestnut, it’s homes like these that make our jobs tougher than they already are.  We left 3041 Laguna wishing we were able to just pick up and move in.  Wouldn’t that be nice!  List price is $3,750,000, and with it comes 5 bedrooms, 4.5 baths, around 3,520 square feet, and two car parking.  It has been on the market for just 4 days.

Tuesday Tour Show-Stoppers I

Tuesdays are great.  In case you didn’t know, Tuesday is the day of the “Broker’s Tour”… a sort of MTV Cribs for Realtors.  Agents all over the City hold their listings open so they can showcase their clients’ properties to other agents.  You always know it’s Tuesday when you drive through the neighborhoods and see an excessive amount of double parked cars, emergency lights flashing, blocking driveways and sidewalks.  That’s us agents, and we apologize for the disruption.

The tour is serious business because part of successfully marketing a home is letting the agent community know about it.  Agents then tell their buyers what homes are good matches for them.

Every Tuesday, we see about 20-30 homes (depending on what is available, and how long that coffee buzz lasts).  We thought it would be a good idea to highlight some of the homes we were “wowed” by each week.  This is our first installment of “Tuesday Tour Show-Stoppers”.  And we must apologize in advance, we have expensive taste.
