Tuesday Tour Show-Stoppers XVIII

Another light week on the Tuesday tour… which is the calm before the post-Labor Day storm.  Only four properties made four stars this week and one posted five.

Back yard of the week was a tie between 1871 Green and 946 Elizabeth. We had trouble deciding which one we’d rather be chilling in.  1871 Green is definitely a little more, well, green, and 946 Elizabeth has a fantastic patio with better sun.  Both have their strong points and are pictured below.

Tuesday Tour Show-Stoppers XVII

Welcome to another edition of Tuesday Tour Show-Stoppers!  This week was a little light on new listings but we saw a few goodies out there.  Let’s start off with the View of the Week winner.

289 Chestnut is a multi-unit TIC building situated on Telegraph Hill.  The view from unit #3 was quite spectacular, but it’s the roof deck on the building that wins this week’s award.  A small sliver of the view is pictured below, the Golden Gate looking larger than life.  The views at 3785-87 16th Street came in a close second.

The Backyard of the Week Award goes to 2221 Baker in Pacific Heights.  This grand home has a very peaceful setting out back, including a patio, hot tub, lush lawn, and beautiful landscaping.  The sound of a trickling fountain meets your ears as sun shines down on the deck.  Second place was 2339 Green, which also has an incredible backyard, but not the number of features of 2221 Baker.  If you’re after privacy however, 2339 Green would be the choice.

Now for those 4 and 5 star ratings.  Keep in mind, just because we think a home’s got a lot of great attributes doesn’t necessarily mean we agree with the price.  Four stars = Excellent and Five stars = Superb.  On with the list!

Tuesday Tour Show-Stoppers XV

The perennial “July lull” in the local real estate market is just about over as we saw many new listings come out this past week.  It’s a shame our Tuesday Tour was abbreviated due to prior engagements, but we still managed to see a number of new offerings in Districts 6, 7 and 8.  Here are some of the homes that struck us as “excellent” on tour this week – all receiving 4 out of 5 stars.

Google Maps Gets More RE Functionality

Google Maps has come a long way since its creation.  With recently added functionality such as street views, points of interest layers, and real estate search, Google Maps continues to grow in its ubiquity.  We stumbled upon THIS article regarding Google Maps’ real estate search features, and thought some of you may be interested in checking it out.  We’ve found the real estate listing results to be fairly decent, and the interface addictive.

A pad for you and a park for the pooch

A top floor Edwardian condo in Hayes Valley hit the market earlier today at 119 Pierce.  The remodeled 3BR/1BA home caught our eye with its dog-friendly location… just a stone’s (or tennis ball’s) throw from Duboce Park.  Listed at $1,099,000, the home features a remodeled kitchen complete with stainless steel appliances, cherry cabinets, granite countertops, an island, breakfast bar and a wine fridge.  Although the condo has just one bathroom, it’s nicely appointed with double marble vanities and an oversized tub.  The early 1900′s home is full of charm, with a formal dining room, coved ceilings, and two fireplaces.  We’re looking forward to seeing it in person, and may stop off at the park to play fetch with the pups.

Livin’ Large in the ‘Loin

A newly offered TIC building is being remodeled unit by unit at 735 Geary.  Located just two blocks from the Clift Hotel (ok, it’s really the Redwood Room we’re interested in) and five blocks from Union Square, the Tenderloin location is pretty happening.

Having toured the building recently, we were charmed by some of the homes… our fave being #503.  The generously sized 1 bedroom homes have been restored to bring their period details back to life and feature new kitchens and baths.  A circular bedroom, spacious living room, and secret closet door (you’ll have to see it) round out the floorplans.

Step out back and the grounds have lush vegetation, trees, and surprisingly quiet surroundings for being in the heart of the City.  An old red brick wall with worn lettering towers above the east side of the garden, reminiscent of the east coast industrial vibe you’d find in a city like Baltimore, Maryland.  Very cool.

The homes are priced from $315,000 to $475,000 and can be purchased with as little as 10% down.  No deeded parking, but hey, that’s par for the course in this location.

Tuesday Tour Show-Stoppers XII

Tuesday Tour Show-Stoppers on a Thursday?  What the??  Hehe… actually, we’ve been slammed lately and have barely had time to come up for air.  Lots of activity going on in the local real estate market, including the purchase of our own home.  But rather than dive into dialogue about personal trials, tribulations, and tapped-out adrenal glands, we’re here to discuss the batch of homes we saw this past Tuesday on the Broker’s Tour.  We had just one home receiving 5 stars (superb) and ten homes receiving 4 stars (great).  But first, let’s give out those awards.

“View of the Week” definitely goes to 1454-1456 Kearny.  This magnificent home was covered a few days ago on InsideSFRealEstate.  City skyline views, floor to ceiling windows, and a roof deck fit for a king (or a rockin’ party), were even more impressive in person.  This house is truly a delight and also was the only 5 star home we rated this week.

The “Backyard of the Week Award” goes to 678 Noe Street (aka Eureka Valley’s Cypress View Home).

Tuesday Tour Show-Stoppers XI

Welcome to another edition of Tuesday Tour Show-Stoppers!  This week we toured 25 properties around the City and are here to give you the highlights.  First up, our weekly awards:

View of the Week Award

Just when we thought the views from 66 Everson, which we toured a couple weeks ago, couldn’t get any better, along comes 58 Digby.  This Diamond Heights home takes full advantage of its jaw-dropping views with 15-20 foot walls of glass.  The unobstructed views include the entire skyline, Bay Bridge, East Bay and surrounding mountains.  Photos are below, but warning, they cannot possibly do justice.  Runner up for View of the Week goes to 147 Laidley, which was one of three 5-star homes this week.

Next up, our Back Yard of the Week Award.  There were many distinguished backyards on the tour this week, for example 1011 Green, 3971 20th, and 165 Randall.  However, there can only be one winner and that goes to 719 Carolina in Potrero Hill.  This snazzy home sports an atrium, huge deck, and lush vegetation at the rear of the lot.  Feel like entertaining out back?  Well have fun because the deck sits on top of a stand-alone family room that is detached from the rest of the home.  It was decorated with couches, chairs and lamps, but we pictured something more in line with a pool table, ping-pong table, dart board, foosball, flat screen TV, sofas, and perhaps a vintage Golden Tee arcade machine.  Oh, and a wet bar with Guinness on tap.  In any case, you have to see the rear of this home to truly appreciate it.

Tuesday Tour Show-Stoppers X

Welcome to another edition of Tuesday Tour Show-Stoppers!  We toured 20 properties around the City in what was sort of a lackluster day (with the exception of the six homes we’ve listed here).  But before we get into that, we have two awards to hand out, starting with the “Master Bath of the Week Award”.

The lucky winner this week is 160 Shrader.  The 4 bedroom, 3.5 bath, 2-level condo is chock full of interesting things, one of which was the amazing master bath.  Two car parking and around 3,169 square feet will give the new owner plenty of space to stretch out.  The condo is listed at $1,995,000 and has been on the market for 4 days.

3022 Washington definitely gets “Most Unique Home of the Week”.  The Pacific Heights Firehouse has been converted into an exquisite living space with plenty of room to party.  The three levels feature expansive spaces, soaring ceilings, and period charm that is difficult to find anywhere else.  Complete with fireman poles (not sure what type of poles they are being utilized for now- hehe) and other relics from its rich history, the home gives its visitors plenty to talk about.  And in case you feel cramped (which would be a miracle in this place), you can hang in the separate cottage out back.  Listed at $4,400,000, this home begs for a fun owner who can fill the space with friends and social get-togethers.

Old Meets New In Pac Heights

If you’re a fan of homes that have San Francisco charm but have been updated for modern-day living, then check out 2949 Sacramento.  This beautiful 5 bedroom, 4.5 bath home just hit the market today for $2,995,000.  Originally constructed in 1900, the home has been completely remodeled and expanded, giving it a unique blend of “old meets new”.  Two blocks from Alta Plaza Park and four blocks from Fillmore, the location will bode well for some lucky new owner.

Tuesday Tour Show-Stoppers IX

Sunshine and not a cloud in the sky… yes, today was a gorgeous day to be out looking at properties.  We stumbled upon quite a few nice ones on today’s tour.  Eleven homes were rated with 4 stars and four were rated with 5 stars this week.  There were two that we would award 6 stars if we could, but that would be breaking the rules.  More on those later…

But before we get into star ratings, let’s hand out some awards.  The View of the Week award goes to 66 Everson, located in Glen Park.  Nothing else even came close.  With one of the best perspectives of the City we’ve ever seen, 66 Everson literally made us say “holy crap” when we walked out onto the back patio.  Unbelievable views.  The photos just don’t do it justice, but here they are anyway:

And how about the Backyard of the Week Award?  As tempting as it was to give it to 66 Everson for its wooded privacy, lush vegetation, and free-standing greenhouse, we decided to give it to 2209 Scott #1. The lower floor unit of a newly developed 2-unit building in Pacific Heights, 2209 Scott #1 has the kind of backyard that really shines on a day like today.  A combination of patio and grass terrace, this place just begs for a bar-b-que.  The building was developed by a good friend, so we know the craftsmanship is excellent.

Giants fan?  Well you may really dig living in South Beach.  Although the neighborhood has a lot of inventory and more planned for the future, it is popular with young professionals, empty-nesters, techies, and folks commuting to either the Financial District or the Peninsula.  The inventory glut in South Beach is making for some good deals to anyone looking to hold looooong term.

Tuesday Tour Show-Stoppers VIII

The Tuesday Tour was packed full of amazing homes this week.  A lot of ooohing and aaahing took place as we made our way around the City.  Coupled with the gorgeous weather, it was a great day to be out looking at properties.

The backyard of the week award goes to 37 Calhoun Terrace.  This single family home on Telegraph Hill sits on a quiet dead-end street and overlooks the bridge, bay, and skyline.  It might as well get view of the week while we’re at it.  It’s hard to believe there are any single family homes on Telegraph Hill, especially one with a yard — which makes this property something special to be appreciated.  The rooms at the rear of the home open up to a quiet sanctuary in the middle of the City, complete with a brick patio partially shaded by lush green vegetation and vibrant flowers.  Truly a delight!

The master suite of the week award goes to 465 Hoffman.  This home is truly extraordinary and won 1 of 3 five-star awards we gave out this week.  Located in Noe Valley, the 4 bedroom, 4.5 bath home had a little bit of everything and a nice wow-factor.  The master bath looks a little cold and uninviting in the photo below, but we assure you it takes on a different feel in person– which just goes to show you really can’t count on photos when you’re searching for homes.

Live in District 7 for Under 7?

Most of us are familiar with the panache associated with District 7.  After all, the district is home to Pacific Heights, Presidio Heights, the Marina, and Cow Hollow.  Just for fun, we ran a search for active listings in the district that are under $700,000.  We found 10 one bedroom and 3 studio condominiums.

Want a Golden Gate view, a killer location, and parking?  Check out 2295 Vallejo #105.

Amongst the 1-bedroom condos, prices range from $449,000 to $679,000.  Square footages range from 554 to 960.  The newest listing?  That would be 2060 Union #4, on the market for just 3 days now, bank-owned, and ~960 square feet.  Seems like a good price and location… we’ll have to check it out in person to assess.
