Tuesday Tour Show-Stoppers XVIII

August 26, 2009

Another light week on the Tuesday tour… which is the calm before the post-Labor Day storm.  Only four properties made four stars this week and one posted five.

Back yard of the week was a tie between 1871 Green and 946 Elizabeth. We had trouble deciding which one we’d rather be chilling in.  1871 Green is definitely a little more, well, green, and 946 Elizabeth has a fantastic patio with better sun.  Both have their strong points and are pictured below.

Tuesday Tour Show-Stoppers XVII

August 5, 2009

Welcome to another edition of Tuesday Tour Show-Stoppers!  This week was a little light on new listings but we saw a few goodies out there.  Let’s start off with the View of the Week winner.

289 Chestnut is a multi-unit TIC building situated on Telegraph Hill.  The view from unit #3 was quite spectacular, but it’s the roof deck on the building that wins this week’s award.  A small sliver of the view is pictured below, the Golden Gate looking larger than life.  The views at 3785-87 16th Street came in a close second.

The roof deck at 289 Chestnut wins view of the week

The Backyard of the Week Award goes to 2221 Baker in Pacific Heights.  This grand home has a very peaceful setting out back, including a patio, hot tub, lush lawn, and beautiful landscaping.  The sound of a trickling fountain meets your ears as sun shines down on the deck.  Second place was 2339 Green, which also has an incredible backyard, but not the number of features of 2221 Baker.  If you’re after privacy however, 2339 Green would be the choice.

Now for those 4 and 5 star ratings.  Keep in mind, just because we think a home’s got a lot of great attributes doesn’t necessarily mean we agree with the price.  Four stars = Excellent and Five stars = Superb.  On with the list!

Tuesday Tour Show-Stoppers XVI

July 28, 2009

Greetings and welcome to another edition of Tuesday Tour Show-Stoppers!  It was a light week out there for new, striking listings.  But that’s par for the course during July and August.  There will be a rush of new inventory in early September, but that’s still a few weeks out.  In any case, we were able to tour 17 homes today and came back with a couple of keepers.  Before we hand out our 4 and 5 star awards, let’s take a look at the winner of “View of the Week”.

733 Sanchez wins view of the week

733 Sanchez wins view of the week

733 Sanchez narrowly beat out 195 Beacon for View of the Week.  Priced at $1,450,000, it seemed like quite a good deal for the location, size of yard, view, open layout, curb appeal, and its 3BR/3BA floorplan.  A luxe master suite upstairs and 3 sunny decks complete the package.  We’ll have our eyes on this one.

Time to hand out some stars, and keep in mind we are not judging prices.  We are simply highlighting what we believe to be quality real estate in quality locations.  4-stars = Great and 5-stars = Superb.  Click the bold address on any property for more details.

Tuesday Tour Show-Stoppers XV

July 15, 2009

The perennial “July lull” in the local real estate market is just about over as we saw many new listings come out this past week.  It’s a shame our Tuesday Tour was abbreviated due to prior engagements, but we still managed to see a number of new offerings in Districts 6, 7 and 8.  Here are some of the homes that struck us as “excellent” on tour this week – all receiving 4 out of 5 stars.

Tuesday Tour Show-Stoppers XIV

June 30, 2009

Not much excitement was brewing as we planned our stops on this week’s tour.  There simply haven’t been many new listings coming out, mainly because the 4th of July holiday is approaching and many agents get the heck out of town for a long weekend.

However, we were glad that we went on the tour today, as one listing in particular made our day.  It was 2201 Baker, and all 7,630 square feet of it, that stole the show.  The $7.1 million Pacific Heights mansion was purchased in 2007 as a fixer and through an extraordinary effort of architects, celebrity designers, and developers, is ready for its new owner.  The home was chosen by Metropolitan Home Magazine as San Francisco’s ultimate Certified Green Home for 2009.  The features are exquisite, and for once, a Pacific Heights mansion felt welcoming and flowing… not all chopped up and impersonal.  The website is HERE for those interested in a virtual tour (although it pales in comparison to an in-person visit).  It was the only 5 star home we saw this week, and we would give it 6 stars if possible.  In our opinion, the decor easily trumped the Decorator’s Showcase mansions of the past two years.

Because the tour was very light today, we have no “View of the Week” or “Backyard of the Week” awards to hand out.  But we do have a few 4 and 5 star homes to highlight.  Continue reading to see our list, and if you have no idea what a Tuesday Tour Show-Stopper is, click HERE.

Tuesday Tour Show-Stoppers XIII

June 23, 2009

It’s the lucky number 13 edition of Tuesday Tour Show-Stoppers, and what a glorious day it was.  Can I just say that we live in the most beautiful city in the US?  Seriously… touring amazing residences all around the city on a day like today is a privilege, and one of the many reasons I love my job.  The neighborhoods come alive, the homes glow inside and out, and the yards may be experienced in all their glory.

Speaking of yards, there were quite a few doozies out there this week.  The sounds of birds chirping, water trickling from fountains, and the scent of flowers seemed to be the theme of the day.  Sound cheesy?  Maybe so, but I’ll take it.  Beats the mound of paperwork and disclosure packages sitting on my desk, that’s for sure.  Impressionable yards this week included 200 Locust, 3418 Scott, 3648 22nd, and 3870 25th.  But the winner of the “Backyard of the Week Award” goes to… 456 Belvedere in Cole Valley.  This home’s yard features a patio and two worn brick walkways that take you through lush gardens that reach towards the back of the lot.  You’re likely to see a huge variety of perennials, catch whiffs of sweet blossoms, and spot a few hummingbirds.

May look like chaos from the photo, but is amazing in person (especially on a gorgeous day)

View of the week goes to 366 Liberty, which is of course located on Liberty Hill.  This unsuspecting home starts  with a humble exterior, but once you set foot inside, prepare to be wowed.  It is truly an impressive house and just gets better and better as you make your way around.  Step out to one of the huge rear decks and enjoy a view of the entire City skyline, bay, and mountains.

Tuesday Tour Show-Stoppers XII

June 18, 2009

Tuesday Tour Show-Stoppers on a Thursday?  What the??  Hehe… actually, we’ve been slammed lately and have barely had time to come up for air.  Lots of activity going on in the local real estate market, including the purchase of our own home.  But rather than dive into dialogue about personal trials, tribulations, and tapped-out adrenal glands, we’re here to discuss the batch of homes we saw this past Tuesday on the Broker’s Tour.  We had just one home receiving 5 stars (superb) and ten homes receiving 4 stars (great).  But first, let’s give out those awards.

“View of the Week” definitely goes to 1454-1456 Kearny.  This magnificent home was covered a few days ago on InsideSFRealEstate.  City skyline views, floor to ceiling windows, and a roof deck fit for a king (or a rockin’ party), were even more impressive in person.  This house is truly a delight and also was the only 5 star home we rated this week.

The “Backyard of the Week Award” goes to 678 Noe Street (aka Eureka Valley’s Cypress View Home).

Not much justice done w/ this photo, but it is a helluva yard.

Tuesday Tour Show-Stoppers XI

June 10, 2009

Welcome to another edition of Tuesday Tour Show-Stoppers!  This week we toured 25 properties around the City and are here to give you the highlights.  First up, our weekly awards:

View of the Week Award

Just when we thought the views from 66 Everson, which we toured a couple weeks ago, couldn’t get any better, along comes 58 Digby.  This Diamond Heights home takes full advantage of its jaw-dropping views with 15-20 foot walls of glass.  The unobstructed views include the entire skyline, Bay Bridge, East Bay and surrounding mountains.  Photos are below, but warning, they cannot possibly do justice.  Runner up for View of the Week goes to 147 Laidley, which was one of three 5-star homes this week.

Next up, our Back Yard of the Week Award.  There were many distinguished backyards on the tour this week, for example 1011 Green, 3971 20th, and 165 Randall.  However, there can only be one winner and that goes to 719 Carolina in Potrero Hill.  This snazzy home sports an atrium, huge deck, and lush vegetation at the rear of the lot.  Feel like entertaining out back?  Well have fun because the deck sits on top of a stand-alone family room that is detached from the rest of the home.  It was decorated with couches, chairs and lamps, but we pictured something more in line with a pool table, ping-pong table, dart board, foosball, flat screen TV, sofas, and perhaps a vintage Golden Tee arcade machine.  Oh, and a wet bar with Guinness on tap.  In any case, you have to see the rear of this home to truly appreciate it.

Tuesday Tour Show-Stoppers X

June 2, 2009

Welcome to another edition of Tuesday Tour Show-Stoppers!  We toured 20 properties around the City in what was sort of a lackluster day (with the exception of the six homes we’ve listed here).  But before we get into that, we have two awards to hand out, starting with the “Master Bath of the Week Award”.

The lucky winner this week is 160 Shrader.  The 4 bedroom, 3.5 bath, 2-level condo is chock full of interesting things, one of which was the amazing master bath.  Two car parking and around 3,169 square feet will give the new owner plenty of space to stretch out.  The condo is listed at $1,995,000 and has been on the market for 4 days.

3022 Washington definitely gets “Most Unique Home of the Week”.  The Pacific Heights Firehouse has been converted into an exquisite living space with plenty of room to party.  The three levels feature expansive spaces, soaring ceilings, and period charm that is difficult to find anywhere else.  Complete with fireman poles (not sure what type of poles they are being utilized for now- hehe) and other relics from its rich history, the home gives its visitors plenty to talk about.  And in case you feel cramped (which would be a miracle in this place), you can hang in the separate cottage out back.  Listed at $4,400,000, this home begs for a fun owner who can fill the space with friends and social get-togethers.

We’re now ready to get into our 4 and 5 star rankings for the week.  Keep in mind, we toured 20 of many available properties, so we can’t speak for the entire market… only the slice we saw today.  To refresh your memory, Four Stars = Great and Five Stars = Superb.  And our last disclaimer:  We are not judging prices!  We are judging what we believe to be nice properties in good locations, and the rankings are our opinions only.

Tuesday Tour Show-Stoppers IX

May 27, 2009

Sunshine and not a cloud in the sky… yes, today was a gorgeous day to be out looking at properties.  We stumbled upon quite a few nice ones on today’s tour.  Eleven homes were rated with 4 stars and four were rated with 5 stars this week.  There were two that we would award 6 stars if we could, but that would be breaking the rules.  More on those later…

But before we get into star ratings, let’s hand out some awards.  The View of the Week award goes to 66 Everson, located in Glen Park.  Nothing else even came close.  With one of the best perspectives of the City we’ve ever seen, 66 Everson literally made us say “holy crap” when we walked out onto the back patio.  Unbelievable views.  The photos just don’t do it justice, but here they are anyway:

And how about the Backyard of the Week Award?  As tempting as it was to give it to 66 Everson for its wooded privacy, lush vegetation, and free-standing greenhouse, we decided to give it to 2209 Scott #1. The lower floor unit of a newly developed 2-unit building in Pacific Heights, 2209 Scott #1 has the kind of backyard that really shines on a day like today.  A combination of patio and grass terrace, this place just begs for a bar-b-que.  The building was developed by a good friend, so we know the craftsmanship is excellent.

Now, on to our ratings.  And before we jump in, we have to tell you that we’ve added a new segment.  In addition to the 4 and 5-star homes of the tour, we’ve included a new section called “Prime Potential”.  These are homes that need a little updating (or a lot) but are located in fantastic areas.  As with all our ratings, bear in mind we are not judging prices.  We are judging what we believe to be good real estate in good locations.  Click on the bold address for more info on any property. Tuesday Tour Show-Stoppers VIII

May 13, 2009

The Tuesday Tour was packed full of amazing homes this week.  A lot of ooohing and aaahing took place as we made our way around the City.  Coupled with the gorgeous weather, it was a great day to be out looking at properties.

The backyard of the week award goes to 37 Calhoun Terrace.  This single family home on Telegraph Hill sits on a quiet dead-end street and overlooks the bridge, bay, and skyline.  It might as well get view of the week while we’re at it.  It’s hard to believe there are any single family homes on Telegraph Hill, especially one with a yard — which makes this property something special to be appreciated.  The rooms at the rear of the home open up to a quiet sanctuary in the middle of the City, complete with a brick patio partially shaded by lush green vegetation and vibrant flowers.  Truly a delight!

A yard? In Telegraph Hill? No way!

A yard? In Telegraph Hill? No way!

The master suite of the week award goes to 465 Hoffman.  This home is truly extraordinary and won 1 of 3 five-star awards we gave out this week.  Located in Noe Valley, the 4 bedroom, 4.5 bath home had a little bit of everything and a nice wow-factor.  The master bath looks a little cold and uninviting in the photo below, but we assure you it takes on a different feel in person– which just goes to show you really can’t count on photos when you’re searching for homes.

Now, how about those rankings?  We’ve selected our faves and split them into 4 and 5-star ratings below.  3′s, 2′s, 1′s, and zero’s are not shown since we are focusing solely on “Show-Stoppers”.  You may click the bold address for additional details/photos on any property.  Bear in mind we are not judging prices, but rather, what we feel to be nice homes in solid locations.

Tuesday Tour Show-Stoppers VII

May 6, 2009

Greetings and welcome once again to Tuesday Tour Show-Stoppers.  Staying dry was the challenge du jour on the Tuesday Tour.  Rainy weather made things a little more difficult than usual, as most homes had a “shoes off” or “surgeon-booties on” policy at the front door.  And there certainly were some interesting homes out there this week.

First and foremost was the $10,000,000 Tudor style mansion at Divisdero and Pacific.  Being in this house was like blending a trip to a museum with a tour of Count Dracula’s hideaway.  It was quite an experience, and despite its eccentric flavors and decor, we just couldn’t resist giving it four stars.

2500 Divisadero

2500 Divisadero

Next, we stopped by Big Pink on Presidio Terrace.  Let’s just say that the exterior wasn’t the only thing pink in this place.  Pink granite tiles covered much of the lower living area and a pink bathroom accentuated the first floor.  We were seeing flamingos by the time we left the $8.9 million pink pad.

23 Presidio Terrace

23 Presidio Terrace

We thought the backyard of the week award was going to go to 1028 Lombard Street, that is until we saw the backyard at 3525 Pacific.  This home truly had one of the most spectacular yard settings we’ve seen.  If only it weren’t raining we could have experienced the park-like setting in all its glory.

3525 Pacific wins backyard of the week (warning- photo does not do justice)

3525 Pacific wins backyard of the week (warning- photo does not do justice)

Speaking of 1028 Lombard, it’s tough to imagine living on the curvy block, what with the mobs of tourists and all.  But this place was truly amazing and our expectations were far exceeded.  If you’re looking in the $3M range in Russian Hill, make this a stop.

View of the week definitely goes to Read the rest of this entry ?

Tuesday Tour Show-Stoppers VI

April 29, 2009

Greetings and welcome to another edition of Tuesday Tour Show-stoppers.  We saw 34 properties on tour yesterday and have to say there are a lot of overpriced dogs out there!  We were perhaps a little more lenient this week about who made our list because the batch of properties we saw was nothing special.  Well, except for the Mayor’s penthouse at 1101 Green.  This property has some of the most amazing views we’ve ever seen.  And despite the commentary on other blogs all week, it was definitely a tastefully decorated bachelor pad.  Maybe you just have to see it in person… the photos don’t do it justice.

We’ve grouped our Show-stoppers into two categories (which we’ll likely do from now on).  We’ve separated 5-star homes and 4-star homes.  And what about the 3′s, 2′s, 1′s, and zeros?  Well, being that we work in the business we don’t want to bash anyone’s listings publicly.  But we will point out ones we especially enjoyed visiting, ie: the 4′s and 5′s.

Our favorite listing this week was 1101 Green #2001, which is indeed Gavin’s pad.  And we’re not picking it because of the prestige factor.  We actually really enjoyed this home, the layout, and we’re suckers for amazing views.  The top-of-Russian-Hill location is of course primo, and that’s why it’s our fave of the week.  If you follow our pocket listings posts you would’ve known it was going to hit the market way back on 3/11/09.  Here are our picks of the week:

*Keep in mind we are not judging prices.  We are judging what we believe to be nice homes in good locations.  We are also not judging potential.  We see run down homes all the time that could be a good equity-building opportunity for someone, but unfortunately, these types of homes won’t make our Show-stoppers lists.  Click any address for full property details.

Tuesday Tour Show-Stoppers V

April 21, 2009

We toured a bunch of properties today while trying not to melt in the 80+ degree heat.  Thankfully we came away with 14 properties that made the day worthwhile and, consequently, make our Tuesday Tour Show-Stoppers list.

Our favorite listing this week?  That would be 3041 Laguna in Cow Hollow.  This newly-built home has been fit with modern finishes, 5 decks, soaring ceilings, and a functional– not to mention– stylish layout.  The au pare suite on the lower level is the icing on the cake for this remarkable residence.  A stone’s throw from Union and Chestnut, it’s homes like these that make our jobs tougher than they already are.  We left 3041 Laguna wishing we were able to just pick up and move in.  Wouldn’t that be nice!  List price is $3,750,000, and with it comes 5 bedrooms, 4.5 baths, around 3,520 square feet, and two car parking.  It has been on the market for just 4 days.

Another Tuesday Tour is in the books and we’ve selected 10 of 30 properties we saw today as stand-outs.  Our favorites of the day?

1724-1728 Grant Avenue in Telegraph Hill.  Amazing vintage property with a $500K remodel and our favorite bread bakery just a couple blocks away at Grant & Union.

Runner up is 231 Holly Park Circle in Bernal Heights.  Artsy design and full of gadgets, this home would’ve received 1st place any other week.
