Top 5 Priciest Condos in the Financial District

Stocks, bonds, and blue chips… yep, we’re in a banker’s mood today.  Chock full of skyscrapers, starched shirts, and pin-striped suits, the Financial District might not be for everyone, but you can’t argue with its location.  Close to the Embarcadero, the Ferry Building, North Beach, SOMA, Nob Hill and Chinatown, the location offers a lot to its dwellers.

Cable cars, trolleys, and ferries usher you around and getting a cab is a piece of cake (well, except for Friday afternoons).  Sewer steam pours from manhole covers and streets become narrow corridors lined with 50-story skyscrapers, giving it a miniature NYC feel (except the inhabitants are waaaay more laid back).  That’s why we’ve compiled a list of the top 5 priciest condos for sale in the Financial District.  Ready for the tour?  Let’s do this, and click on the address for more details about a particular property:

550 Davis #24.  This 3 bedroom, 2.5 bath condo at Golden Gateway Commons was built in 1980 and boasts ~2,395 square feet.  The remodeled unit features 9 foot ceilings, a patio, and skylights.  It is listed at $2,495,000 and has been on the market for 8 days.  This puts it at $1,041 per square foot.

I can’t believe it hasn’t sold!

One of our favorite parts of San Francisco is Telegraph Hill.  Amazing views of the city skyline, the Bay, and the Bay Bridge can be seen from various vantage points.  Combine that with close proximity to the Financial District, the waterfront, and culturally rich North Beach, and you’ve got all the elements for desirability.  The hill is covered in greenery and is home to our city’s fabled Parrots (aren’t they really Parakeets?).  Some of SF’s most important people dwell on Telegraph Hill and enjoy its park-like setting.

A beautiful condo hit the market a few months back, located at 1440 Kearny. It has seen price drop after price drop and now sits at $2,295,000.  Living space sprawls out on 3 levels for a townhouse feel.  The home features decks, terraces, techno gadgets, 2 car parking, views, and of course the primo location.  Included are three bedrooms, two and a half baths, and approximately 2,246 square feet.  Quite frankly, we can’t believe it hasn’t sold yet.  It’s truly a remarkable residence and if you like the area, be sure to check this one out.  Then walk down the hill, have a gelato at Washington Square, and fall back in love with North Beach.

Snatched Up : 3041 Laguna

April 27, 2009

Well, our dream has now evaporated.  We wrote about 3041 Laguna the other day on our Tuesday Tour Showstoppers post and the new listing is now under contract.  The 5 bedroom, 4.5 bath home located just steps from Union and a stone’s throw from Chestnut, is that much closer to becoming a reality for some lucky buyer out there.  We’ve embedded a slide show of the home in this post, but must warn you, the photos do not do this place justice.  The pictures make it look like some cheap IKEA pad, but we assure you, this home has all the right stuff.  Congrats to whoever snatched it up and to the agents for making swift work of that one.  It just goes to show, San Francisco’s most desirable properties continue to get the attention they deserve.  As for us — we’ll just have to wait until next time it hits the market.

Tuesday Tour Show-Stoppers V

We toured a bunch of properties today while trying not to melt in the 80+ degree heat.  Thankfully we came away with 14 properties that made the day worthwhile and, consequently, make our Tuesday Tour Show-Stoppers list.

Our favorite listing this week?  That would be 3041 Laguna in Cow Hollow.  This newly-built home has been fit with modern finishes, 5 decks, soaring ceilings, and a functional– not to mention– stylish layout.  The au pare suite on the lower level is the icing on the cake for this remarkable residence.  A stone’s throw from Union and Chestnut, it’s homes like these that make our jobs tougher than they already are.  We left 3041 Laguna wishing we were able to just pick up and move in.  Wouldn’t that be nice!  List price is $3,750,000, and with it comes 5 bedrooms, 4.5 baths, around 3,520 square feet, and two car parking.  It has been on the market for just 4 days.

Are views your thing? Then check this place out.

How could one not dig the view from Twin Peaks?  It’s an amazing perspective on our beautiful city.  3340 Market Street just came on the market and although a little lower on the hill, boasts amazing views of San Francisco at pretty much the same angle as seen from the lookout atop Twin Peaks.

The 3 bedroom, 3.5 bath home was originally built in 1938 and has been completely remodeled (well, either that or this particular builder in ’38 was way ahead of his time).  Extravagances include a Miele kitchen, huge roof deck with stunning views, private garden, master suite featuring spa bath with views, media room with built-in surround sound and custom home audio throughout, wine cellar, solar powered radiant heat and hot water, and did we mention the views??

Glen Park, a cute San Francisco neighborhood, currently has 10 single family homes for sale.  We’ve selected the five least expensive ones to report on here.  But before we do, here are some stats for you left-brainers:

  • Total homes for sale right now:  10
  • Total homes in contract right now:  1
  • Total homes sold since 1st of year:  8
  • Total homes withdrawn/expired since 1st of year:  4
  • Total homes back on market:  1
  • Highest active listing – $2,249,000 at 23 Laidley.
  • Highest sold in 2009 – $1,400,000 at 50 Hiliritas

Tuesday Tour Show-Stoppers III

It’s time for Tuesday Tour Show-Stoppers again!  We’ve easily visited over 60 properties in the last week, both on tour and out with clients.  Here are some of the ones that stand out in our minds as solid properties.  Please note that we are not judging prices.  We are judging what we consider to be prime real estate.  Sure, it’s a highly subjective task, but we do follow a logical process when making our picks.  We take into account location, layout, functional utility, finishes, quality, and of course, all of our own experiences in real estate sales and appraisal.

Favorites of the Week

Under $1 million, our fave is 1885 Jackson Street #101.  This charming 2 bedroom, 2 bath condo is bright, efficiently laid out, renovated, and listed at $739,000.

Our favorite single family home this week is 2746 Buchanan in Pacific Heights.  This home flows incredibly well, has a stunning staircase, and is chock full of amenities that make our mouths water. It contains 4 bedrooms, 4.25 baths, a rooftop hot-tub overlooking the Golden Gate bridge, and is offered at $4,300,000.

And finally, our favorite condo of the week is 807-B Kansas Street.  Wow.  You really have to see this Potrero Hill masterpiece to believe it.  360-degree views from the rooftop deck are just the tip of the iceberg as you make your way into this unique residence.  Truly remarkable.  It has 3 bedrooms, 3.5 baths, and is listed at $1,795,000.

Think $1000 per square foot is expensive?

Then what would you say if I told you there was no dwelling to go with it?  That’s right.  There are two parcels for sale right now that are roughly $1,000 per square foot just for the land.  Any guesses as to where they are located?  Nob Hill and Pacific Heights.  Both come with approved construction plans.

We’re wishing we had a little spare change to get into a long-term play at 770 Powell.  It’s approved for 9 luxury condo units with 11 parking spaces and will be called “The Bentley”.  Penthouse units will feature over 4,000 square feet each.  The lot itself, which is priced at $6,000,000, is around 6,100 square feet or .14 acres.  This equates to a price per square foot for the land of $983.61 (keep in mind this includes fully approved plans).  As of this morning, it has been on the market for 44 days.

Looking for single family homes in District 5 that can give you some bang for your buck?  Check out these six listings that each register under $500 per square foot.

  • 21 Grand View Avenue tops them all, asking just $381/square foot
  • 38 Lyon comes in second at $385/square foot
  • 4252 22nd Street is listed at $415/square foot (needs work)
  • 469 Clipper is asking $416/square foot (needs work)
  • 2301 Diamond is asking $450/square foot
  • and 3628 22nd Street is listed for $479/square foot

Currently, active listings go all the way up to $1,250/square foot in District 5, averaging $715.  There are 99 single family homes for sale at this time in the District.  Most of these bargain homes need work or are extra large… but hey, numbers are numbers.

And I shake my little tush on the catwalk…

I guess I spelled ‘tush’ right.  Who knows.  In any case, an amazing loft hit the market in SOMA a few days ago and we’re here to push some real estate porn.  Located at 1097 Howard (aka “HowWeird”), this 3 bedroom, 2.5 bath loft is the poster child for why San Franciscans prefer uniqueness in their homes as opposed to cookie-cutter, boring, Big-Mac-ified housing.

Asking $2.3 mil and sporting over 4,200 square feet of glass, concrete, and catwalks, this pricey pad is peerless (not to be confused with NFL player Peerless Price).  Two car parking, 18 foot ceilings, motorized screens to section off rooms, and a roof deck compliment this corner-unit loft that is the artsy result of combining three units into one.
