Tuesday Tour Show-Stoppers XII

June 18, 2009

Tuesday Tour Show-Stoppers on a Thursday?  What the??  Hehe… actually, we’ve been slammed lately and have barely had time to come up for air.  Lots of activity going on in the local real estate market, including the purchase of our own home.  But rather than dive into dialogue about personal trials, tribulations, and tapped-out adrenal glands, we’re here to discuss the batch of homes we saw this past Tuesday on the Broker’s Tour.  We had just one home receiving 5 stars (superb) and ten homes receiving 4 stars (great).  But first, let’s give out those awards.

“View of the Week” definitely goes to 1454-1456 Kearny.  This magnificent home was covered a few days ago on InsideSFRealEstate.  City skyline views, floor to ceiling windows, and a roof deck fit for a king (or a rockin’ party), were even more impressive in person.  This house is truly a delight and also was the only 5 star home we rated this week.

The “Backyard of the Week Award” goes to 678 Noe Street (aka Eureka Valley’s Cypress View Home).

Not much justice done w/ this photo, but it is a helluva yard.

Now, on to the four and five star rankings.  Keep in mind we are not judging prices… simply nice homes in nice spots.   Click the bold address on any property for more details.  And if you have no idea what a Tuesday Tour Show-Stopper is, click HERE.

Keep Your Chenery Up

June 15, 2009

Ahh, Glen Park.  It’s such a cute & cozy little ‘hood.  A single family home just hit the market which first caught our eye with its charming curb appeal.  As we viewed the interior shots, we were appreciating the renovation, the (seemingly) sensible floorplan, and the abundance of natural light.  Looks like it will be another stop on this week’s tour.

449 Chenery Street has 3 bedrooms, 3.5 baths, one car parking, and an open floorplan.  The south-facing yard has a multi-tiered deck, grass terrace, and new wood fence.  Views of the Bay and rolling hills can be seen from the home, which was originally constructed in 1900.  A “luxe” master suite upstairs awaits its new owners and will treat them to a soaking tub, rain shower, private patio, and ample sunlight via the large skylight.  A generously sized family room sports a wet bar, wine fridge, and provides access to the rear deck.  The home is listed for $1,998,000.  Yep, we’re definitely looking forward to seeing this place (as well as the quality of the renovation).

Hollywood Style on Prestigious Tel-Hi

June 15, 2009

Ever wanted a remodeled 5-story single family home on Telegraph Hill with city skyline views, wrap around decks, an au pair suite, and an elevator?  Well the home of your dreams may have just hit the market.  1454-1456 Kearny arrived to the open market about 5 days ago, and we’re itching to see it on the Broker’s Tour tomorrow.  The home features 3 bedrooms, 2.5 baths, 2 car parking, and is a short (albeit, steep) walk to Washington Square, North Beach, Chinatown, the Financial District, and the Embarcadero.  Listed at $3,500,000, we’ll have our eyes on this one.

Tuesday Tour Show-Stoppers XI

June 10, 2009

Welcome to another edition of Tuesday Tour Show-Stoppers!  This week we toured 25 properties around the City and are here to give you the highlights.  First up, our weekly awards:

View of the Week Award

Just when we thought the views from 66 Everson, which we toured a couple weeks ago, couldn’t get any better, along comes 58 Digby.  This Diamond Heights home takes full advantage of its jaw-dropping views with 15-20 foot walls of glass.  The unobstructed views include the entire skyline, Bay Bridge, East Bay and surrounding mountains.  Photos are below, but warning, they cannot possibly do justice.  Runner up for View of the Week goes to 147 Laidley, which was one of three 5-star homes this week.

Next up, our Back Yard of the Week Award.  There were many distinguished backyards on the tour this week, for example 1011 Green, 3971 20th, and 165 Randall.  However, there can only be one winner and that goes to 719 Carolina in Potrero Hill.  This snazzy home sports an atrium, huge deck, and lush vegetation at the rear of the lot.  Feel like entertaining out back?  Well have fun because the deck sits on top of a stand-alone family room that is detached from the rest of the home.  It was decorated with couches, chairs and lamps, but we pictured something more in line with a pool table, ping-pong table, dart board, foosball, flat screen TV, sofas, and perhaps a vintage Golden Tee arcade machine.  Oh, and a wet bar with Guinness on tap.  In any case, you have to see the rear of this home to truly appreciate it.

We’re now ready to dole out our 4-star and 5-star homes of the week.  Keep in mind that 4-stars = Great and 5-stars = Superb.  These are our opinions only and do not have anything to do with pricing.  Don’t know what a Tuesday Tour Show-Stopper is?  Click HERE.

Prime Potential in Marina Goes To Pending

June 8, 2009

We first wrote about 230 Cervantes a couple weeks ago on our Tuesday Tour Show-Stoppers post.  The house struck us as a prime opportunity to own a spectacular Marina home with one of the largest lots on the block.  The 4 bedroom, 3 bath home needs some work, but with its beautiful period details, spacious interior, and stellar location, our minds teemed with possibilities.

Listed for $1,849,000, the home wasted no time getting into contract.  Matter of fact, it skipped the contingency period and went straight to “Pending”.  We’ll keep an eye out for the final sales price, and as we wrote a couple weeks ago, “looks like 230 Cervantes could be another 765 Sanchez in the making.

5-Star Home Goes Directly to Pending

June 5, 2009

Do not pass Go, do not collect $200.  One of the homes we rated 5 Stars on Tuesday’s Tour just went directly into Pending Status today.  2332 Washington is an exquisite home and we’re not surprised it got snatched up so quickly.  The home has a total of 4 bedrooms, 4.5 baths, around 4,790 square feet, and was built in 1906.  Completely remodeled with period details restored, the home packs in a lot of charm while delivering plenty of modern-day amenities.  Listed at $4,495,000, we’ll be curious to see what this one sells for (if it is disclosed).

Tuesday Tour Show-Stoppers X

June 2, 2009

Welcome to another edition of Tuesday Tour Show-Stoppers!  We toured 20 properties around the City in what was sort of a lackluster day (with the exception of the six homes we’ve listed here).  But before we get into that, we have two awards to hand out, starting with the “Master Bath of the Week Award”.

The lucky winner this week is 160 Shrader.  The 4 bedroom, 3.5 bath, 2-level condo is chock full of interesting things, one of which was the amazing master bath.  Two car parking and around 3,169 square feet will give the new owner plenty of space to stretch out.  The condo is listed at $1,995,000 and has been on the market for 4 days.

Master Bath - Yes, we'd be happy brushing our teeth here.

3022 Washington definitely gets “Most Unique Home of the Week”.  The Pacific Heights Firehouse has been converted into an exquisite living space with plenty of room to party.  The three levels feature expansive spaces, soaring ceilings, and period charm that is difficult to find anywhere else.  Complete with fireman poles (not sure what type of poles they are being utilized for now- hehe) and other relics from its rich history, the home gives its visitors plenty to talk about.  And in case you feel cramped (which would be a miracle in this place), you can hang in the separate cottage out back.  Listed at $4,400,000, this home begs for a fun owner who can fill the space with friends and social get-togethers.

We’re now ready to get into our 4 and 5 star rankings for the week.  Keep in mind, we toured 20 of many available properties, so we can’t speak for the entire market… only the slice we saw today.  To refresh your memory, Four Stars = Great and Five Stars = Superb.  And our last disclaimer:  We are not judging prices!  We are judging what we believe to be nice properties in good locations, and the rankings are our opinions only.

Top 10 Most Expensive TICs Currently for Sale

June 1, 2009

Welcome to our Top 10 TIC Countdown! We’ve ranked the ten most expensive TICs for sale in the City from lowest to highest.  Interestingly, there are only 3 neighborhoods out of San Francisco’s 85 represented in this list.  Any guesses as to what those are?

Russian Hill, Nob Hill, and Pacific Heights.

T.I.C. or Bling.I.C? You be the judge.

Old Meets New In Pac Heights

May 29, 2009

If you’re a fan of homes that have San Francisco charm but have been updated for modern-day living, then check out 2949 Sacramento.  This beautiful 5 bedroom, 4.5 bath home just hit the market today for $2,995,000.  Originally constructed in 1900, the home has been completely remodeled and expanded, giving it a unique blend of “old meets new”.  Two blocks from Alta Plaza Park and four blocks from Fillmore, the location will bode well for some lucky new owner.

Tuesday Tour Show-Stoppers IX

May 27, 2009

Sunshine and not a cloud in the sky… yes, today was a gorgeous day to be out looking at properties.  We stumbled upon quite a few nice ones on today’s tour.  Eleven homes were rated with 4 stars and four were rated with 5 stars this week.  There were two that we would award 6 stars if we could, but that would be breaking the rules.  More on those later…

But before we get into star ratings, let’s hand out some awards.  The View of the Week award goes to 66 Everson, located in Glen Park.  Nothing else even came close.  With one of the best perspectives of the City we’ve ever seen, 66 Everson literally made us say “holy crap” when we walked out onto the back patio.  Unbelievable views.  The photos just don’t do it justice, but here they are anyway:

And how about the Backyard of the Week Award?  As tempting as it was to give it to 66 Everson for its wooded privacy, lush vegetation, and free-standing greenhouse, we decided to give it to 2209 Scott #1. The lower floor unit of a newly developed 2-unit building in Pacific Heights, 2209 Scott #1 has the kind of backyard that really shines on a day like today.  A combination of patio and grass terrace, this place just begs for a bar-b-que.  The building was developed by a good friend, so we know the craftsmanship is excellent.

Now, on to our ratings.  And before we jump in, we have to tell you that we’ve added a new segment.  In addition to the 4 and 5-star homes of the tour, we’ve included a new section called “Prime Potential”.  These are homes that need a little updating (or a lot) but are located in fantastic areas.  As with all our ratings, bear in mind we are not judging prices.  We are judging what we believe to be good real estate in good locations.  Click on the bold address for more info on any property. Five dollar foot longs now $4.975

May 26, 2009

Actually, they’re not.  We just thought it would make for a catchy title.  But what if they were?  Would you be more apt to buy one?  Is that 2.5 cents holding you back from making the leap?  After all, that amounts to a discount of one half of one percent!

Well that’s exactly the discount you can now get at 2500 Divisadero (aka Dracula’s Castle).  The $10,000,000 Pacific Heights mansion just had a price drop and is now listed at $9,950,000.   With the new $50,000 reduction, that’s a discount of one half of one percent.  Who’s ready to snatch it up?  Hold on, not everyone at once, now.  Maybe the value lies in the psychology from being an eight figure listing to now a seven?  I guess we’ll see.  And we apologize in advance if that Subway jingle is now stuck in your head.

Price drop at 2500 Divis! Just don't get too excited...

Giants fan?  Well you may really dig living in South Beach.  Although the neighborhood has a lot of inventory and more planned for the future, it is popular with young professionals, empty-nesters, techies, and folks commuting to either the Financial District or the Peninsula.  The inventory glut in South Beach is making for some good deals to anyone looking to hold looooong term.

Who’s ready for a field trip?  We’ll be heading off to Marbella, Spain, located on the Mediterranean Sea and close to the Strait of Gibraltar.  Why?  Well, we hear the weather’s nice, the wine is tasty, and the homes are to die for…

Like this palatial Villa that overlooks the Mediterranean Sea.  You can even see Africa on a clear day.  Inspired by Roman architecture, this newly constructed masterpiece includes courtyards, fountains, a state-of-the-art cinema, indoor and outdoor pools, games room with bar, sauna, Bang & Olufsen stereo system throughout, spa, and a Roman pavilion.  The home is listed for 18,750,000 Euro, which is about $25,383,750 USD at today’s rate.

Live in District 7 for Under 7?

May 11, 2009

Most of us are familiar with the panache associated with District 7.  After all, the district is home to Pacific Heights, Presidio Heights, the Marina, and Cow Hollow.  Just for fun, we ran a search for active listings in the district that are under $700,000.  We found 10 one bedroom and 3 studio condominiums.

Want a Golden Gate view, a killer location, and parking? Check out 2295 Vallejo #105.

Want a Golden Gate view, a killer location, and parking for under $700K? Check out 2295 Vallejo #105.

Amongst the 1-bedroom condos, prices range from $449,000 to $679,000.  Square footages range from 554 to 960.  The newest listing?  That would be 2060 Union #4, on the market for just 3 days now, bank-owned, and ~960 square feet.  Seems like a good price and location… we’ll have to check it out in person to assess.

And the others?  We put together a list for you below.  You may click on any bold address for more property details.
