Sicily or St. Francis Wood?

Call us suckers for Mediterranean architecture, but 299 Santa Paula Avenue just returned to the market and raised an eyebrow over here.  It originally hit the market 39 days ago, went into contract in just 12 days, and has subsequently fallen out of contract.  No word on why it fell out, but we’re pretty sure it wasn’t because the buyer thought it was lacking in style!

The 5 bedroom, 5.5 bath Villa encompasses over 10,000 square feet of luxurious living space sprinkled with verandas, balconies, gardens, terraces, and courtyards.  The home was originally constructed in 1928 and is offered at $5,900,000.

Bringing the Outside In

I’ve always been a big fan of homes that incorporate lush green surroundings by opening up to the outdoors.  This gem in Potrero Hill lives up to the challenge as tropical greenery envelopes the home.

Who Needs Staging?

Today as I was browsing the MLS, I couldn’t help but notice a 3 bedroom, 3 bath condo in one of my favorite buildings went into contract.  999 Green sits high atop Russian Hill (maybe that’s why they call it “The Summit” – hehe) and has amazing views in all directions.  The 315 foot tall structure was built in 1965, has 104 units on 32 floors, and was one of the earliest modern high rises to be built on Russian Hill.

Unit 2302 has been on the market for 76 days at $2,195,000 and went into contract this morning.  The unit caught our eye because it registered about a 9.5 on our real estate tachometer (aka the ‘tacky meter’).  Apparently someone who could see past the clutter snatched up this great unit and once the owner’s stuff is out, will enjoy incredible views of the city skyline, a Bay that changes colors throughout the day, and sunrises emerging from California’s mountains.  Good for them, and hats off for the ability to look through the decor.

Taking You Inside : 600 18th Avenue

We recently toured 600 18th Avenue with camera in hand and wanted to share our tour with you.  This 5 bedroom, 3.5 bath Edwardian located in the Richmond District occupies a corner lot (think lots of windows) and has no shortage of square feet (coming in at over 3,000).  The home has hardwoods throughout, 2 car side-by-side parking, gets lots of natural light, has been recently remodeled, and has a deck leading out to the back patio and terrace.  600 18th Avenue currently ranks #4 in our Top 5 listings in the Avenues, and #2 in the Richmond District (by price).  It’s currently listed at $1,688,000.  Enjoy the tour:

Taking You Inside : 3960 20th Street

“Taking You Inside” is our version of MTV’s “Cribs“.  We had the pleasure of touring 3960 20th Street a few days ago.  This beautiful 4 bedroom, 3.5 bath Craftsman sits high on Liberty Hill, just steps from Mission Dolores Park.  The home came on the market on October 9 at $2.295M.  The price was dropped yesterday (November 18) to $1.995M.  We’ve toured a lot of homes and can definitely say, this one’s pretty sweet.  Here’s the spot and a look inside.

Snatched Up : Average Eureka Valley Condo Sells with 7 Offers

No, this isn’t your $6 million Noe Mansion or your $70 million St. Regis billionaire pad.  This is an average, run-of-the-mill condo with character in Eureka Valley.

368-A Sanchez came on the market on October 8th and had a ratified contract just 6 days later.  The owner and listing agent had to peruse through 7 different offers before picking the winner, an offer for $822,000 ($27K over asking) with a $5,000 credit.  For all intents and purposes, this place sold for $827,000, or $32,000 over asking.  The last time it sold you ask?  1999.  The owner purchased it for 107% of its asking price at the time, $525,000 (oh my gosh… they sooo overpaid)!  Furthermore, the condo is right across from a school.  Oh my!

On a serious note, this just goes back to what we’ve been saying about intelligently choosing your property and holding it for an appropriate amount of time.  Real appreciation can and will happen if you’re smart.

One Ecker Place – Follow Up and New Pics

We stopped by One Ecker Place today on the Broker’s Tour and must say, were quite impressed with a few of the units there.  Out of the 51 residences, 6 are now under contract.  Our favorite unit is still available, unit 403.  It’s a top floor, corner unit with views of surrounding skyscrapers.  The city lights must be amazing at night.  We’ve put together a little photo gallery so you can have a peek inside.

The quality of construction seemed good on our walk-through.  The finishes are tasteful and neutral.  The best parts about the property are the exposed brick and steel, the scalloped windows, the very high ceilings, the natural light (in the choice units), and the location (if living in the financial district is your thing).  I personally dig the financial district.  My wife, not so much.  The downside?  No parking and some of the units get little natural light.  Also, if you’re a private person, you should know that some of the units will be high on the fish-bowl factor.  All in all, we thought it was worth a visit and will keep tabs on how they’re selling.

  • Junior one bedrooms, 400-600 square feet, from the $400′s
  • One bedroom homes, 670-981 square feet, from $579,000
  • Two bedroom homes, 947-1247 square feet, from $829,880
  • Tri-Level loft plans (on level 1 only), 670-1137 square feet, from $749,000
