Spoke Too Soon? New High Sale of the Year…

As luck would have it, we just finished posting our “Top 5 Listings that Have Sold in 2009″ article and BAM, 2510 Jackson Street sells.  The bank-owned Pacific Heights mansion sports 9 bedrooms, 6.75 baths, over 10,000 square feet, and a 4-car garage.  Built in 1885, the mansion had been on the market for 428 days before meeting its new owner.

The home was originally listed on 4/8/08 for $14,900,000 and ended up selling for $11,500,000 after a couple of price reductions during the past year.

A top floor Edwardian condo in Hayes Valley hit the market earlier today at 119 Pierce.  The remodeled 3BR/1BA home caught our eye with its dog-friendly location… just a stone’s (or tennis ball’s) throw from Duboce Park.  Listed at $1,099,000, the home features a remodeled kitchen complete with stainless steel appliances, cherry cabinets, granite countertops, an island, breakfast bar and a wine fridge.  Although the condo has just one bathroom, it’s nicely appointed with double marble vanities and an oversized tub.  The early 1900′s home is full of charm, with a formal dining room, coved ceilings, and two fireplaces.  We’re looking forward to seeing it in person, and may stop off at the park to play fetch with the pups.

Keep Your Chenery Up

Ahh, Glen Park.  It’s such a cute & cozy little ‘hood.  A single family home just hit the market which first caught our eye with its charming curb appeal.  As we viewed the interior shots, we were appreciating the renovation, the (seemingly) sensible floorplan, and the abundance of natural light.  Looks like it will be another stop on this week’s tour.

Prime Potential in Marina Goes To Pending

We first wrote about 230 Cervantes a couple weeks ago on our Tuesday Tour Show-Stoppers post.  The house struck us as a prime opportunity to own a spectacular Marina home with one of the largest lots on the block.  The 4 bedroom, 3 bath home needs some work, but with its beautiful period details, spacious interior, and stellar location, our minds teemed with possibilities.

Listed for $1,849,000, the home wasted no time getting into contract.  Matter of fact, it skipped the contingency period and went straight to “Pending”.  We’ll keep an eye out for the final sales price, and as we wrote a couple weeks ago, “looks like 230 Cervantes could be another 765 Sanchez in the making.

Do not pass Go, do not collect $200.  One of the homes we rated 5 Stars on Tuesday’s Tour just went directly into Pending Status today.  2332 Washington is an exquisite home and we’re not surprised it got snatched up so quickly.  The home has a total of 4 bedrooms, 4.5 baths, around 4,790 square feet, and was built in 1906.  Completely remodeled with period details restored, the home packs in a lot of charm while delivering plenty of modern-day amenities.  Listed at $4,495,000, we’ll be curious to see what this one sells for (if it is disclosed).

Country Cottage in the City Under Contract

One of our favorite listings went under contract this past weekend.  The serene “Country Cottage in the City” located at 2440 Filbert boasts one of the largest yards (that’s front and back) we’ve ever seen in District 7 and the type of charm you’d find in the rolling hills of an English countryside.  Originally listed at $3,995,000 and dropped to $3,495,000 about 10 days ago, the Tudor-style Cow Hollow home features 5 bedrooms, 3 baths, and was built in 1925.  We mentioned this home a few weeks ago on our Tuesday Tour Show-Stopper V post, and are happy to see that it has been snatched up.  We’re sure the new owner will be having one heck of a bar-b-que.

Some Things Never Change

When it comes to real estate, some things never change.  One of them is location.  Once you choose a spot, well, you have to be happy with that spot.  And some spots are so superior to most everything else that they result in the fastest sales.

Case in point, 765 Sanchez, which hit the market on May 1, 2009.  Just 11 days later, the home was not only in contract, it had closed escrow (which screams ‘all cash buyer’ when escrow is that short).

The home, a fixer with plans, sits high in Dolores Heights with drop-dead views of the City and nothing slated to block its view in the future.  Its potential to shine with the right renovations and decor is huge.  It was listed at $3,250,000 and sold for an undisclosed amount.  The home boasts 3 bedrooms, 2.75 baths, around 3,271 square feet, and was built in 1959.  The list price was about $994/square foot, and if this home sold near asking, represents the highest sale in District 5 so far in 2009.

I can’t believe it hasn’t sold!

One of our favorite parts of San Francisco is Telegraph Hill.  Amazing views of the city skyline, the Bay, and the Bay Bridge can be seen from various vantage points.  Combine that with close proximity to the Financial District, the waterfront, and culturally rich North Beach, and you’ve got all the elements for desirability.  The hill is covered in greenery and is home to our city’s fabled Parrots (aren’t they really Parakeets?).  Some of SF’s most important people dwell on Telegraph Hill and enjoy its park-like setting.

A beautiful condo hit the market a few months back, located at 1440 Kearny. It has seen price drop after price drop and now sits at $2,295,000.  Living space sprawls out on 3 levels for a townhouse feel.  The home features decks, terraces, techno gadgets, 2 car parking, views, and of course the primo location.  Included are three bedrooms, two and a half baths, and approximately 2,246 square feet.  Quite frankly, we can’t believe it hasn’t sold yet.  It’s truly a remarkable residence and if you like the area, be sure to check this one out.  Then walk down the hill, have a gelato at Washington Square, and fall back in love with North Beach.

Are views your thing? Then check this place out.

How could one not dig the view from Twin Peaks?  It’s an amazing perspective on our beautiful city.  3340 Market Street just came on the market and although a little lower on the hill, boasts amazing views of San Francisco at pretty much the same angle as seen from the lookout atop Twin Peaks.

The 3 bedroom, 3.5 bath home was originally built in 1938 and has been completely remodeled (well, either that or this particular builder in ’38 was way ahead of his time).  Extravagances include a Miele kitchen, huge roof deck with stunning views, private garden, master suite featuring spa bath with views, media room with built-in surround sound and custom home audio throughout, wine cellar, solar powered radiant heat and hot water, and did we mention the views??
