A couple of listings hit the market during the past few days that got us feeling blue. Here, have a look:

Then what would you say if I told you there was no dwelling to go with it? That’s right. There are two parcels for sale right now that are roughly $1,000 per square foot just for the land. Any guesses as to where they are located? Nob Hill and Pacific Heights. Both come with approved construction plans.
We’re wishing we had a little spare change to get into a long-term play at 770 Powell. It’s approved for 9 luxury condo units with 11 parking spaces and will be called “The Bentley”. Penthouse units will feature over 4,000 square feet each. The lot itself, which is priced at $6,000,000, is around 6,100 square feet or .14 acres. This equates to a price per square foot for the land of $983.61 (keep in mind this includes fully approved plans). As of this morning, it has been on the market for 44 days.

We’ve put together a chart that pits four of San Francisco’s most prestigious neighborhoods against one another… Russian Hill, Nob Hill, Pacific Heights, and the Marina. Median condominium values were plotted over a 14 year history, dating back to 1995 (this is as far as MLS will go). We adjusted the median prices to account for inflation so we could isolate market appreciation.

Ever been curious as to how high HOA (homeowner’s association) fees can get? We ran a search to see what condo in the City, that is currently for sale, has the highest monthly HOA fees. Any guesses? $3K per month? $4K per month?? Try almost $5K per month for Penthouse B that is currently for sale at 1170 Sacramento in Nob Hill! (the exact figure is $4,716 per month)
Keep in mind, this is just for all condos that are currently on the market. We shudder to think about possible figures for condos that are not for sale. But hey, riches are relative, right? $5K a month in HOA’s is chump change to a lot of people, and if you’re from NYC, London, or Hong Kong, you’re probably smirking at how cheap it is here.

Welcome to “The Scale”. We’ll be taking a look at inventory absorption in different micro-markets around the City, and from the data, determine whether each neighborhood is a buyer’s market, a seller’s market, or in balance.

What type of market is it? It's time to judge.
How do we do this? The first thing we do is find out how many active listings there are in a particular neighborhood. Then we find out how many homes are selling on a monthly basis in that same neighborhood. We divide the active listings by how many homes sell in a typical month, and this tells us how many months of inventory exist in that neighborhood.
What does “months of inventory” mean? This means that if new listings were to cease coming on the market immediately, it would take this many months for all of the existing inventory (or active listings) to sell off. For example, if we find out that Nob Hill has 47 active listings, and an average of 10 sales take place during a typical month, this would mean that there are 4.7 months of Nob Hill inventory sitting out there. Thus, if no new listings hit the market in Nob Hill, it would take 4.7 months for that inventory to absorb (sell).

There’s only one neighborhood that truly looks down on the Financial District, and that is Nob Hill. Fancy balls, galas, crystal chandeliers, and velvet ropes spring to mind. The area boasts some of the most incredible views of San Francisco and has the high-priced property to go along with them.

We were walking down the 1300 block of Pacific the other day and saw a bulldozer ripping an old building to shreds. Demolition of the site is just about complete, and excavation is beginning. What we know thus far is that a residential building will be built, with a time-line to completion of 1.5 years (so around spring/summer 2010). We’ll be keeping our eyes on what develops, and of course sharing the information with you.
