
Tuesday Tour Show-Stoppers XVI
July 28, 2009Greetings and welcome to another edition of Tuesday Tour Show-Stoppers! It was a light week out there for new, striking listings. But that’s par for the course during July and August. There will be a rush of new inventory in early September, but that’s still a few weeks out. In any case, we were able to tour 17 homes today and came back with a couple of keepers. Before we hand out our 4 and 5 star awards, let’s take a look at the winner of “View of the Week”.
733 Sanchez narrowly beat out 195 Beacon for View of the Week. Priced at $1,450,000, it seemed like quite a good deal for the location, size of yard, view, open layout, curb appeal, and its 3BR/3BA floorplan. A luxe master suite upstairs and 3 sunny decks complete the package. We’ll have our eyes on this one.

I think the Union St place is going to interesting to watch. I’d peg it at closer to $3.8. Congrat’s on the Downey listing. I saw it come on the market and really thought it was done well. Good luck.
Yes, Union is a great house. Loved the kit/din/den area, and the back yard. The master upstairs was sweet too, but not as private as many would like. It will be interesting to follow.
Downey is also a magnificent home. Payton Stiewe, a friend and colleague at Sotheby’s, has listed the home. I have the honor of the open house this weekend, so thanks for the congrats but I can’t take credit on the listing. It’s a 1902 home that’s been completely gutted and remodeled with all green materials.
Hey, maybe you find a buyer while on the open! It should sell quick, I think. And I’m fairly pessimistic overall.
I noticed that the Union St place was sold by Sotheby’s in 07 for quite a bit more, and for over asking. Seems they should have went with the same agent to sell it this time to instead of going with TRI ;) I think it was priced right in 07 and should have an appropriate market adjustment this time, despite the renovations.
the 733 sanchez one is quite nice… I wonder what kept it from getting superb. was the price too high? or the floorplan not that great?
Good question… for me it came down to the kitchen. A little on the small side and could use a remodel (although perfectly fine and livable now). Would be nice to have a larger dining area too. Otherwise, great home, and I thought the price was quite good!
