Tuesday Tour Show-Stoppers X

June 2, 2009

Welcome to another edition of Tuesday Tour Show-Stoppers!  We toured 20 properties around the City in what was sort of a lackluster day (with the exception of the six homes we’ve listed here).  But before we get into that, we have two awards to hand out, starting with the “Master Bath of the Week Award”.

The lucky winner this week is 160 Shrader.  The 4 bedroom, 3.5 bath, 2-level condo is chock full of interesting things, one of which was the amazing master bath.  Two car parking and around 3,169 square feet will give the new owner plenty of space to stretch out.  The condo is listed at $1,995,000 and has been on the market for 4 days.

3022 Washington definitely gets “Most Unique Home of the Week”.  The Pacific Heights Firehouse has been converted into an exquisite living space with plenty of room to party.  The three levels feature expansive spaces, soaring ceilings, and period charm that is difficult to find anywhere else.  Complete with fireman poles (not sure what type of poles they are being utilized for now- hehe) and other relics from its rich history, the home gives its visitors plenty to talk about.  And in case you feel cramped (which would be a miracle in this place), you can hang in the separate cottage out back.  Listed at $4,400,000, this home begs for a fun owner who can fill the space with friends and social get-togethers.

We’re now ready to get into our 4 and 5 star rankings for the week.  Keep in mind, we toured 20 of many available properties, so we can’t speak for the entire market… only the slice we saw today.  To refresh your memory, Four Stars = Great and Five Stars = Superb.  And our last disclaimer:  We are not judging prices!  We are judging what we believe to be nice properties in good locations, and the rankings are our opinions only.

  1. You never get comments so I thought I’d leave one. :-) How were the rooms on 160 Shrader? Everything seems small and chopped up from the pictures; with some low ceilings too? Any chance to make a roof deck on that garage!

FYI — I enjoy the blog and its features. Discovered it about a month ago and have become a regular reader. Keep it up please. Thanks

    • Hey Andy,

Thanks for your compliments! We really enjoy putting the blog together and have every intention of continuing to roll ahead strong. Thanks for reading and if you share it w/ your friends that would be great!

The floorplan at 160 Shrader is definitely a bit choppy but overall, it’s a very nice home. The ceiling height was actually decent despite what the photos may show. The finishes were tasteful but you really have to like wood and judge’s paneling. Not sure about the garage deck… since it’s a condo that would have to be approved by the other owner(s) in the building. If you’d like for me to look into it, I’m happy to provide info. Private message me at arrian_and_sejal@binningsteam.com and we’ll get the scoops.

  2. Thanks. Just looking at this time. No need for research.

    • Funny you should mention the roof deck on the garage. Just got a mass email from the seller’s agent:

“The owner is installing a deeded roof deck on the top of the garage accessed via bridge from the kitchen & a car lift in the detached garage giving the condominium 2 car parking. This will be done before close of escrow.”

  3. Ha. That is funny. Thanks for the update.

  4. Surprised to see the owner here drop the price so quick. $1.750. This actually seems like a smoking deal; especially with the roof deck.

  5. Yowzzers! 160 Shrader just dropped to $1.55!
