its a comfortable house, but for 12.9 million, I would expect a lot more bang for my buck.

I suppose that’s why they say location is everything. In Pac Heights you’ll get less bang for your buck as demonstrated by this property and many others. You’re paying for prestige as much as you’re paying for the house & land.
But with 2712 Broadway selling around 7.5 million, and 27 Raycliff selling somewhere around 4.25, what makes this one worth the 5-6 million?

Your guess is as good as mine. With these high end homes, the devil is in the details. I’d have to visit all three in person to get a good grasp of the value differences. For example, some might use granite counters from Home Depot while others use marble imported from overseas. Homes like these are tough to comp out on paper.
