What is a pocket listing? A pocket listing is a home that is not being advertised to the general public through the MLS or a listing that will come on the market in the future but right now is still a secret. Many homes in San Francisco sell while off the open market, so pocket listing culture is a big deal. Every week, we’ll be sharing info about pocket listings that we know about. Information on pocket listings is sparse and secretive, so pardon us if we seem short on details for the purposes of our blog. 1.  Nob Hill – Chic 2,000 square foot apartment with 1 bedroom, views from Golden Gate Bridge to city skyline.  Motivated seller.  $3M.

2. Church and 22nd Streets – 6,000 square foot Queen Anne Victorian with 5 bedrooms and 4 baths.  Around $2.9 million.

3.  NOPA – 6 units coming on the market soon.  Completely remodeled.  Building has been gutted and has all new systems.  Near Broderick and Fell.  The units will be offered as TICs and will range from 1,200 to 1,800 square feet.  Pricing to be determined but initial indications are that the range for the units will be between $500,00 to $800,000 (depending on which unit).  Full disclosure – this will be our listing.

4.  Beaver Street – Architecturally significant Victorian home with garden.  2 bedrooms, 2 baths, will be listed around $2M.

5.  Cow Hollow – Baker near Filbert – 2 unit building with each unit ~1,800 square feet.  Roof deck.  Around $2.5M.

6.  Berkeley – 2 units to be delivered vacant.  Bank Owned.  Will hit open market in the coming weeks.  Located on Allston Way.  Price to be determined.

7.  Montara – Bank owned home next to farm.  Around 2,600 square feet.  Price unavailable at this time.
