A pocket listing is a home that is not being advertised to the general public through the MLS or a listing that will come on the market in the future but right now is still a secret. Many homes in San Francisco sell while off the open market, so pocket listing culture is a big deal. Every week, we’ll be sharing info about pocket listings that we know about. Information on pocket listings is sparse and secretive, so pardon us if we seem short on details for the purposes of our blog. 1. States Street near Castro – 3 level penthouse, 4 bedrooms, 3.5 baths, top floor master suite, private elevator, 2-car parking, formal dining room, views. $2,200,000.
2. Cow Hollow – Filbert Street single family home, 5 bedrooms, views, front and back yards, top floor terrace level, around 3,600 square feet. List price is to be determined but expected to be around $4,500,000.
3. Pacific Heights – Jackson Street penthouse, full-floor with rights to 1/2 of the roof. Archtectural plans for roof-top development are available. North side of building, needs updating in kitchen and baths but great home. Big views, 3 bedrooms, 2.5 baths, around 3,375 square feet. Will be listed around $4,300,000.

5. Fair Oaks near 23rd Street – 3 bedroom, 2.5 bath home with yard, around 3,000 square feet. Will hit market around $1,895,000.
6. Marina near Divis and Jefferson – 3 bedroom, 2 bath condo with in law unit, 2 car parking. Will be listed for $1,795,000.
7. Haight Street near Laguna – No details (sorry). $1,095,000.
8. 18th near Sanchez – Newly designed home, no other details as this point. Around $1,900,000.
