
Pocket Listings for 11/5/2008
November 5, 2008What the heck is a pocket listing? A pocket listing is a home that is not being advertised to the general public through the MLS or a listing that will come on the market in the future but right now is still a secret. Many homes in San Francisco sell while off the open market, so pocket listing culture is a big deal. Every week, we’ll be sharing info about pocket listings that we know about. Information on pocket listings is sparse and secretive, so pardon us if we seem short on details for the purposes of our blog. 1. Two renovated flats in the Marina, both 2 bedroom, 2 baths. One has a roof deck, the other an outdoor terrace. Total price for the building will be around $2.7 million. The prices of the individual units are not yet determined, but you can get an idea based upon total building price.
2. Sea Cliff home to come on the market publicly in roughly 4 weeks time. Fixer upper. Listing price to be determined.
3. Glorious Pacific Heights home, approximately 9,500 square feet, 8 bedrooms, 7.5 baths, theater, elevator, parking, totally redone, the works. Approximate list price will be $15 million.
4. Marina listing at $4.5 million, not on MLS.
5. Short term rental listing at Redstone (~3 months). One bedroom / one bath with parking, approximately $2500/month.
6. Pacific Heights 12-month rental, $8,000 per month, huge home.
7. Corona Heights – $1,495,000 for 3 bedrooms, 2 baths. Open this Sunday for first time and may hit the MLS in the next day or two.
